Rental prices rise by 4% in North West
- New report shows the North West rental market remains resilient, with rental prices increasing by 4% in early 2026
- Manchester continues to be one of the UK’s most popular regions for renters, with rents currently averaging £1,101 per calendar month
- Momentum returns to the sales market in the North West during Q1, with valuations up nearly 50%
A report released today from some of the North West region’s leading lettings and estate agencies, Thornley Groves and Julian Wadden in Manchester, and Homesure in Liverpool, reveals average rents in the North West increased by 4% in Q1 2026.
Manchester continues to be one of the UK’s most popular regions for renters, especially with the growing population of young professionals, with rents currently averaging at £1,101 per calendar month (pcm). As the UK’s third largest urban area, Manchester continues to offer landlords a strong investment case. Rental growth remains steady, while comparatively lower entry costs and fewer barriers make the market more accessible than other areas.
The Renters’ Rights Act has not significantly changed tenant behaviour and there is still a clear focus on the condition, quality and location of the homes they choose to rent, with increased supply giving renters more choice and time to make informed decisions. The completion of several Build-to-Rent (BTR) developments in Manchester city centre is influencing the wider market, raising standards and shaping expectations across suburban locations, particularly in terms of specification and finish.
There is visible momentum in the sales market in the North West, with valuations up nearly 50% and instructions up 37% compared to Q4 2025. Demand remains, and correctly priced properties continue to perform well. Many are achieving multiple offers, with some progressing to best and final bids above asking price. In addition, there is increasing demand for properties requiring renovation, as buyers look to add value and hold assets for longer-term growth.
