A landmark study by the University of Exeter's BlueHealth project drew on data from nearly 19,000 people across 18 countries and found that living near rivers, canals or the coast is directly linked to higher wellbeing and better mental health. Reduced stress, greater physical activity and stronger community ties all feature among the documented benefits. For tenants, it is a quality-of-life upgrade. For landlords, it is retention and rental success.

What the data says about prices and sales
The emotional case is backed by robust financial evidence. Figures supported by ONS, found that properties close to large blue spaces (30,000 square metres) are on average 3.4% more expensive than comparable properties with little access to blue spaces. That differential is not trivial — on a £400,000 property, that’s a £13,600 premium based on geography alone.
A separate study from the London School of Economics goes further. It found that the proportion of properties that sell in new-build developments is 75% higher within 100 metres of a canal compared with those set further back. Fewer void periods, faster sales, stronger exit valuations; an ideal investment case.
Blue urbanism: a government backed trend

Well-maintained waterways sustain and amplify the premium; neglected ones erode it. The extra investment signals that policymakers understand the connection.
