The UK lettings market has made a strong start to 2026. This momentum builds on a strong finish to last year. According to our latest Quarterly Insights (LQI) statistics, landlord confidence across the country remains steady, with instructions rising by 2%. Letting activity has also increased by 1%, while average rents have grown by 6%, highlighting the market’s continued resilience and upward trajectory.  

Landlords across the Northwest remain confident in the market, continuing to invest and benefiting from a 5% year-on-year increase in rents. This sustained growth is underpinned by strong, consistent demand, with the region also proving highly attractive to international students. UCAS data shows that 10% of Chinese students accepted into UK higher education enrol at providers in the region.  

Manchester presents a strong investment opportunity, combining attractive average yields of 8% with consistent capital growth and affordable housing. The city benefits from a substantial student population particularly international students resulting in low vacancy rates and growing demand for purpose-built student accommodation (PBSA). Ongoing investment and regeneration continue to enhance Manchester’s appeal, making it a highly desirable location for both students and professionals.  

Looking ahead, 2026 continues to present compelling opportunities for investors. Well-priced, professionally managed properties are well positioned to deliver strong returns, offering attractive yield potential for both new and experienced student landlords.
