To secure a property an application fee as indicated below is required. Should the tenancy not proceed these are non-refundable.
A fee equivalent to 60% of the rental figure inclusive of VAT will be payable upon your application being accepted. This is price is inclusive of all applicants and guarantors; (For example, if the rent is £600 per calendar month the application fee would be £360 inclusive of VAT)
The tenancy application fee covers the cost of your referencing and the preparation of an Assured Shorthold Tenancy Agreement. The referencing includes checking your credit and employment status, affordability and obtaining previous landlord references. In addition, there is now a legal requirement to check each applicant has the Right to Rent in the UK.
A guarantor may be required subject to the outcome of your referencing and/or your personal circumstances and there will be no additional charge for a guarantor.
We also offer a FREE service to assist you in finding the best Gas, Electric and Broadband deals through a number of suppliers.
The deposit (the equivalent of 5 weeks rent) and the first month’s rent are required in cleared funds prior to the start of the tenancy. We are members of two Deposit Protection Schemes (DPS & MyDeposits) and also benefit from a Client Money Protection scheme through ARLA.
As members of the Property Ombudsman Lettings and the Association of Residential Letting Agents (ARLA), you can rest assured that we are an expert and responsible team of property professionals. Additionally you have the extra peace of mind that all our client money is protected by Propertymark’s Client Money Protection Scheme.
Some properties have the opportunity to opt for a Nil Deposit Scheme rather than pay a traditional cash deposit. For more information please discuss with our Lettings Team.
Further charges may be applicable to some tenancies and are outlined below;

|This covers the cost of the tenants share of negotiating and preparing a further fixed term tenancy agreement to provide you with the security a fixed term agreement can provide.|
|Amendment Fee (Per Person)||£240 Inclusive of VAT|
|Due to a change in personal circumstances such as one tenant leaving the property (subject to the landlord’s approval) we may be required to prepare an amended tenancy agreement which could include the need for further referencing.|
|Late Payment Fee||£24 inclusive of VAT|
|If the rent is not paid on the rent due date a late payment fee may be charged.|
|Missed inspection Fee||£24 inclusive of VAT|
|During your tenancy we will visit to ensure that the property is in good order and discuss any concerns you may have. If a scheduled and confirmed appointment is missed a charge may apply.|
|Move Out Fee||£60 inclusive of VAT|
|A fee will be payable if we are required to organise repairs/maintenance at the end of the tenancy should
such works be required after the move out inspection and deemed the tenants responsibility.

From 1 February 2016 all occupiers of private rented accommodation in England, aged 18 or over must prove that they have the right to live in the UK legally. As part of the referencing process your Right to Rent in England will be verified.
