Here at Julian Wadden we offer a range of services and depending on the service type some of the charges below may be inclusive or not applicable but are charged per property.
LETTING AND MANAGEMENT
|Rental valuation and advice on maximising the rental potential of your property|
|Comprehensive marketing including high quality photos, 2d and 3d floorplans, individual brochures and To Let board|
|Exposure on all major internet portals including Rightmove and OntheMarket.com|
|Accompanied viewings by experienced Lettings staff|
|Negotiating offers and securing a let|
|Full referencing, credit checks and affordability checks of all prospective tenants|
|Arranging a meeting between Landlord and Tenant at the Landlords request|
|Preparation of legally binding tenancy agreement which complies with current legislation|
|Organising all relevant safety certificates by trusted and registered contractors|
|Arranging move in including collection of first month’s rent and security deposit|
|Registering and holding the deposit with a Tenancy Deposit Scheme|
|Meter reads and transfer of utilities and council tax|
|Rent collection and processing with monthly accounts statement|
|Arranging repairs and maintenance by trusted and registered contractors and providing several quotations when required|
|Responding to queries and concerns from the tenant|
|Regular property inspections to ensure the tenant is abiding by the terms and conditions of their tenancy|
|Renewal of the tenancy agreement|
|Regular rent reviews to maximise your investment income|
|Serving relevant notices and recovering vacant possession if required|
|Full property check and final inspection at the end of the tenancy|
|Dealing with deposit disputes|
|Peace of mind your property is being professionally managed|
|Full inventory and schedule of condition including digital photos of the whole property and gardens|
an additional charge is applicable for these services.
|Let Fee||This charge covers all the initial set up, marketing and promotion of the property.
Maximum 120% of one month’s rent achieved including VAT.
|Monthly Management Fee||This is payable when the property is Managed by Julian Wadden Property Management, for further information on everything
that is included please see the Lettings Options breakdown.
Maximum of 12% of the achieved monthly rent including VAT.
|Management Takeover Fee||This is payable when Julian Wadden takes over the management of a property with a tenant in situ when the management has previously been conducted by either another agent or a landlord. An administration fee of £120 inclusive of VAT is payable for transfer and set up of the tenancy. The monthly management fee outlined above would then be paid monthly for the ongoing management.|
|Deposit Administration||A fee of £60 including VAT is payable to administer the deposit with our chosen Deposit Protection Scheme and to ensure the Prescribed Information is served on the tenant or to administer the Nil Deposit Scheme policy.|
|Inventory||An inventory should be carried out prior to the commencement of the tenancy and is based on the size of the property and
whether it is furnished or unfurnished.
Maximum £200 including VAT.
|Rent Guarantee Insurance Protection||Depending on individual circumstances, we may be able to offer Rent Guarantee Insurance Protection as part of our service.
|Tenancy Renewal Fee||This covers the landlord’s share of the cost of negotiating and preparing a further fixed term tenancy agreement to provide you with the security a fixed term agreement can provide.
Maximum of £180 including VAT.
|Court Attendance Fee||In very rare instances we may need to attend court on your behalf to regain possession of the property or to obtain a judgement
for rent arrears.
£48 including VAT per hour.
|Serving of Legal Notices||In some instances we may be required to serve legal notices on your behalf and if so a fee may be payable.
£60 including VAT.
|Move Out Inspection Fee||In some instances, for our let only clients where we have carried out an inventory, we can carry out a move out inspection
report if requested to do so.
