TENANT REFERENCING
Tenant referancing

At Julian Wadden Lettings we work closely with a leading specialist independent referencing company. They conduct comprehensive credit, affordability, employer checks as well as accommodation references on all our prospective tenants.
Under Section 22 of the Immigration Act 2014, from the 1 February 2016, all landlords in England must conduct Right to Rent checks for all new tenancies to determine whether any occupiers aged 18 and over have the right to live in the UK legally. As part of the referencing process, a tenant's Right to Rent in England will be verified.

Professional inventories

The 'condition' is our 'mission' at Julian Wadden Lettings, we prepare a detailed inventory at the commencement of the tenancy including a full schedule of condition with digital photographs of the whole property including gardens.

RENT PROTECTION INSURANCE
Rent protection insurance

For that extra security and peace of mind we offer a rent protection insurance from Rent Guardian which covers rent arrears should your tenant fail to pay, repossession of the property, property damage and legal defence all in one policy.

FURNISHED OR UNFURNISHED?
Furnished or unfurnished?

The age old question when it comes to letting your house: to furnish or not to furnish? We find the majority of tenants prefer unfurnished properties with long term tenants opting to furnish their homes with their personal style and in turn increasing the length of tenancy. If you do wish to furnish the property fire and furnishing regulations mean the furniture must meet fire resistance requirements.

TENANCY DEPOSIT
Tenancy deposit

To protect your property against damage incurred during the tenancy we take a security deposit. In line with government legislation this must be registered with a tenancy deposit scheme and held accordingly. We are members of two leading deposit protection services to ensure that your requirements are met.

SAFETY CERTIFICATES
Safety certificates

It is a legal requirement to have an annual, valid gas safety certificate completed by a Gas Safe Registered Engineer and it’s advisable to also have an electrical certificate carried out. In addition, it is also a legal requirement to ensure your property has smoke alarms and carbon monoxide detectors fitted and in working order, as well as a legionella risk assessment.

ENERGY PERFORMANCE CERTIFICATES
Energy performance certificate

The purpose of an EPC is to show a prospective tenant how energy efficient the property is and are required by law when marketing a property To Let. We can arrange this with our Energy Assessor and provide you with a full report.

OVERSEAS LANDLORDS
Overseas landlords

If you’re lucky enough to live overseas you’ll be classed as a non-resident Landlord for tax purposes and you’ll be required to apply to the Inland Revenue for Non Resident Landlord status to enable us to pay you rent without deducting tax.
