Sea views are worth significantly more – especially in these key areas
This summer, we have probably all enjoyed time at the seaside, leaving you wishing for a life with a home just a stone's throw from the beach. There’s no denying the charm of gazing out over the sea from the comfort of your own home, but that view doesn’t just offer a sense of calm – it also represents a considerable price premium.
According to a new Rightmove report, properties with sea views command an average 32% more in price compared to similar homes without one. In numbers, that’s a staggering £88,106 more on average, bringing the average price of a home with a sea view to £363,181, compared to £275,074 for other coastal properties.
For both buyers and sellers, this represents an important opportunity – and both in our area and in our wider national network, that opportunity is particularly strong.
Where sea views add the most value
Across the country, the value of a sea view varies – but some regions stand out for their impressive premiums.
It may or may not be a surprise that the East Midlands tops the chart with a 68% premium for sea-view homes. That means an average price of £428,330, compared to just £254,544 without the view. This price gap likely reflects the rarity of sea-view properties in areas where coastal living is especially scarce, such as the East Midlands.
Scotland, Yorkshire and the North West also show strong uplifts at 43%, 27% and 26% respectively, highlighting that it’s not just the South Coast where views matter.
The South East, where there is an abundance of coastal properties, sees the most modest uplift of 22%. A sea view still constitutes additional tens of thousands of pounds on top the average asking price.
