From the 1st of August, every home put on the market with four or more bedrooms will need a Home Information Pack (HIP), which includes a home energy efficiency rating. The pack includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. This is the first stage of Home Information Packs, which will soon be extended to smaller homes.
WHAT IS A HOME INFORMATION PACK?
The Home Information Pack will contain the key information about the property, such as Energy Performance Certificate, standard searches, and evidence of title.
WHICH DOCUMENTS ARE COMPULSORY?
- Index of documents contained in the H.I.P.
- Energy Performance Certificate (EPC) or predicted energy assessment
- Sales Statement
- Standard Searches e.g. Local land searches, enquires, drainage and water searches
- Evidence of Title
WHAT IS AN ENERGY PERFOMANCE CERTIFICATE?
The Energy Performance Certificate highlights how energy efficient a property is by giving it a rating from A to G, with A is the most energy efficient. They also offer advice on how to save energy and reduce fuel bills.
WHO PROVIDES THE HOME INFORMATION PACK?
The pack can either be provided by your selling agent, a solicitor or by directly contacting any of the numerous pack providers.
