It is now legislation that an EPC is available within 28 days of the property being placed on the market. You must be able to prove this or unfortunately face a fine for not complying.
The purpose of the EPC is to show a prospective buyer how energy efficient your home is. The energy efficiency is worked out on a scale of A to G. If your home is very energy efficient and has very low fuel bills then you will be in band A. Alternatively if your home is very low in energy efficiency and you have very high fuel bills then you will be placed in band G. The EPC is looking at the effect the property has on environment.
